Application Process

It is simple to rent a home from HomesByCampus. Just follow the steps below and feel free to call us at any time for additional assistance or to answer your questions.

STEP 1: TOUR THE PROPERTY

Tour the property you are interested in renting. During the tour we can answer many of your questions. You can view our homes most days or weekends, just call us at (970) 282-1863. Or, if you or a roommate has seen the home you want to rent, move on to STEP 2.

STEP 2: APPLY TO RENT

Please fill out the rental application and type your signature and click the submit button at the bottom of the page. Use the pull down list to select the property you want to rent. If you forgot which property you want, simply view the properties again and click on the "apply" button on the top of the property you choose.

Application fees are $25.00 per person, (students are exempt from payment of the $25.00 fee with a parent guarantee). The application fee is non-refundable and covers the cost to obtain a credit report and other verifications. If you are applying for a multiple roommate home, only one roommate needs to apply to start the process. Have your roommates apply as soon after as possible.

If your application is accepted and you sign a lease, you will need to be prepared to pay the security deposit for the house you choose. Our security deposits are equal to one months rent. The security deposit may be in the form of a personal check, hand-delivered, or you can pay online (Note that on line payments are cashed immediately).

STEP 3: APPLICATION ACCEPTANCE

Applications are processed quickly. We will call you with any questions. Our process includes calling references, employers, a credit check and rental history verification. Often approval for students is contingent upon a parent guarantee. All applicants who receive support from parents or financial aid, will be required to provide a parent guarantee. We will prepair a parent guarantee for each roommate and e mail or fax it to your parents to sign. Your parent can file a Parent Guarantee online.. Tell them to go to homesbycampus.com and click on “Forms” then “click on “Fill out Parent Guarantee Form By Clicking Here.” Make sure you tell them the address of the home you are renting. It is as simple as that. STEP 4: LEASE SIGNING

A lease signing appointment will be arranged as soon as your application is accepted. All roommates will need to be present at this meeting. You will need to pay your security deposit in full and have completed your parent guarantee form.

STEP 5: MOVE-IN

Our properties are available on August 1 of each year. About one month prior to your move-in date we will contact you regarding a move-in appointment. We will help assure you that you have everything you need to move in to your new home.
